The services offered by Optima include, but are not limited to: on-site property management, investment brokerage & sales, leasing, marketing, receivership, purchase and sale packages and feasibility studies, entitlement, planning, preparation of financing packages, debt and equity financing, trusteeships / custodialships, project appraisals, facility audits, operational reviews, programming, technical assistance, budgeting, scheduling, selection and coordination of design consultants, solicitation and administration of construction contracts, project accounting, project management, bankruptcy support and reporting, project close-out and asset management.

Optima has been involved in many successful real estate development projects. It is not unusual for major new residential, commercial or hotel projects to employ 15 or more design consultants. Adding the contractors and suppliers involved in a project, leadership and coordination of the team become imperative to attain a positive result. To this end, we respond through management of the development project team. To ensure a high probability of project success, our management personnel attempt to expand and challenge the creativity of the project team to explore and bring to the market new and exciting concepts. Our team of professionals will assist in the development and analysis of these new ideas while maintaining a pragmatic attitude toward budget guidelines and market constraints.

Building

In addition to new construction, we have significant experience in the handling of major residential apt., hotel and commercial renovation projects. Due to the many unknowns, even more sophisticated skills are required for renovation projects. There must be sensitivity to the fact that often the work may have to be accomplished in an operating environment where the tenants, patrons, guests, members, etc. are seeking a certain amount of tranquility. For example, as the supply of hotel rooms continues to outpace the demand, the recycling of major and historically significant existing hotel properties becomes an important aspect of the hospitality industry.

The principals of the company have been selected for hundreds of State and Federal Court receiverships / custodialships, arbitrations and expert witness appointments, involving a wide variety of real estate assets and assignments as well as non real estate business. These assignments have included office and industrial buildings, retail, apartments, condominiums, single-family housing, hotels, resorts and hospitality properties throughout the United States..

Our property management operations have an outstanding reputation for effective, efficient and cost-conscious facility management. We are experienced in forecasting and budgeting, so that the owners and/or lenders are informed as to the future anticipated financial performance of the facility. Our confidence in our ability to manage and budget is often reflected in our willingness to negotiate performance based management fees.
