Bio | Doug Morehead, CFO and Co-Founder

​A respected industry professional with more than 45 years of experience, Doug Morehead is responsible for the full service property management, marketing, facilities and accounting organization for over 4.5 million square feet of properties throughout Southern California. His multi-faceted industry experience includes management, marketing, brokerage, administration, acquisition and disposition of commercial, office, industrial, manufacturing, residential, hotel and retail properties. He also has more than 20 years of receivership/custodialship and provisional directorship experience in both state and federal district courts.

In addition to his role with Optima, Doug is also CEO and Vice-Chairman of CORE Realty Holdings, LLC and CORE Realty Holdings Management Inc.; a Tenant in Common and DST Sponsor and Property Management Company based in Newport Beach with 30 properties in 12 states which encompass over 8,000 residential apartment units and over 4.5 million square feet of commercial, industrial and retail properties, as well as golf properties.

Doug has been appointed as a Judicial Receiver in business, equity and real estate related issues involving plaintiffs such as Allstate Life, John Hancock, Tokai Bank, Canada Life, and Pacific First Bank as well as private party litigation. He has also served as an expert witness in both Federal and State Courts, regarding issues of property management, marketing, and practices in the real estate industry. Also, he’s been appointed as a provisional director for business organizations in the midst of litigation or re-organization. His vast experience and wealth of knowledge has positioned him as a featured expert in many seminars.  He is a former Co-Chairman and Co-founder for Los Angeles and Orange County’s California Receiver’s Forum. Additionally, he is a member of BOMA-Orange County.

From 1988 to 1990, Doug served as President of Optima Capital Management, the predecessor to Optima Asset Management Services, Inc.  At the time, he oversaw the direct management of all operations, in addition to long range planning, for a portfolio in excess of 2 million square feet of commercial, industrial and retail properties, and 1,800 residential apartments  located in California, Arizona and Texas.

Prior to that, Doug served as President of Triton Property Management from 1983 to 1988 where he was responsible for  the marketing and management of commercial and residential properties in an owner-managed portfolio in excess of $750 million, with 2.75 million square feet of commercial , industrial, residential and multi-family properties.   He also directed marketing, leasing, acquisition, disposition, budgeting, facilities and personnel management for over 2 million square feet of commercial office, industrial properties, as well as 4,300 multi-family apartment holdings. Additionally, he was responsible for due diligence and pre-acquisition budgeting, projections, coordination of technical reports and purchase decisions.

From 1973 to 1983 Doug served as Vice President and Regional Manager for R & B Enterprises with territories including Los Angeles, Orange County, Phoenix and Texas.  He directed the operation of 2.3 million square feet of commercial property, with on-site management and leasing personnel in six major markets in the southwestern United States.  Additionally, he coordinated the preparation of annual operating budgets for the commercial division, involving 36 properties, 7.5 million square feet and $60 million annually.  His residential experience involved the oversight of Southern California, Arizona and Texas, with over 40,000 Oakwood Garden Apartment units under management.

Before his tenure with R&B Enterprises, Doug served as a Hotel Manager the Hyatt Hotels brand.  A graduate of Arizona State University.  His charitable affiliations include the National Board of Directors of the Aid to Adoption of Special Kids and The Walking in His Shoes Foundation.  He is also a member of the Building Owners and Managers Association, a Board Member and one of the founders of the California Receivers Forum and an Associate Member of the California & Orange County Bankruptcy Forum(s) and the Los Angeles Bar Association.
